As a core and shell office project, Hoech Real Estate and FBT Architects developed a building program and design to accommodate a diverse range of tenants. Prospective tenants were encouraged to create open-office environments to take advantage of surrounding views of the Sandias Mountains and natural light. Lobbies open to the second floor where large expanses of windows fill these spaces with natural light and create an inviting environment to gather in.

The Vision and Design

With the understanding early in design that LEED silver certification was desired, it was possible to check and balance the goals with the budget during every milestone. Various green building principles were incorporated into the design including extensive use of glazing to maximize day-lighting, use of low-emitting toxic and recycled materials, reduction in domestic water use, highly reflective roofs, and low water use xeric landscaping.
